Residential Property Disclosure Statement
Required for all residential sales in Virginia (§ 55.1-703). This statement advises buyers to conduct their own due diligence.
As the owner, I make no representations or warranties as to the condition of the real property or any improvements, covenants, restrictions, or conveyances of mineral rights. I advise the purchaser to exercise due diligence including obtaining a home inspection, mold assessment, and residential building energy analysis prior to settlement.
Is there a private wastewater system (septic, etc.) on the property?
Is the property within a dam break inundation zone?
Is the property in a resource protection area under the Chesapeake Bay Preservation Act?
Do you have knowledge of prior mining operations or abandoned mines, shafts, or pits on the property?
Are there any restrictions on the right to install or use solar energy collection devices on the property?
