What does a settlement agent do?

Title search

Researches the property history to confirm the seller has clear title and identify any liens, encumbrances, or title defects.

Title insurance

Protects the buyer and lender against future claims on the property that were not discovered during the title search.

Escrow management

Holds earnest money and other funds in escrow until all closing conditions are met.

Closing coordination

Coordinates with all parties — buyer, seller, lender, attorneys — to schedule and conduct the settlement.

Document preparation

Prepares most closing documents. Note: the deed must be prepared by a licensed Virginia attorney.

Deed recording

Records the deed and other documents with the appropriate county circuit court after closing.
